You have chosen your new build. Now you need to make the selections count.

Builder selection appointments are high-stakes and fast-moving. Without a clear design direction going in, it's easy to make decisions in isolation that don't hold together as a whole — and by the time the home is finished, you can't go back. If you don't go in with a clear direction, you could overspend on upgrades that don't work together, or underspend in categories that matter and regret it later.
This service is designed specifically for new build clients working within a builder's pre-approved selections menu. I work with you to establish a cohesive design direction before your appointment, then guide your selections across all applicable categories — flooring, tile, cabinetry, countertops, fixtures, hardware, and paint — so that every choice serves the whole rather than being made one room at a time.

This service includes:

1. Meeting 1: Pre-appointment design consultation to establish your palette, style direction, and priorities
2. Meeting 2: Review of the builder's selections menu and identification of the highest-impact decisions
3. Guidance through all selections categories within the builder's approved options
4. Coordination of finishes across rooms and spaces for visual cohesion
5. Deliverable: A Fixtures, Finishes, & Equipment (FF&E) schedule documenting all selections, where they will be installed, and layout plans (such as tile layout).
6. Meeting 3: One round of review if materials need to be revisited before the selections are finalized

Note: This service does not include 2D space plans, furniture plans, 3D rendered images or videos, open-market sourcing, procurement, or trade ordering. All selections are made from within the builder's approved options.
